We collaborated with the client's newly appointed head of employee housing to develop a data-driven change management framework, which included:

  • Comprehensive Business Analysis: We reviewed vendor contracts, researched market compensation for property managers, and assessed the viability of employing existing third-party applications within the tight timeframe. 
  • Feasibility Assessment: We pinpointed opportunities for cost savings and a smoother transition. Key discoveries included the ability to hire the current vendor's staff and identified limitations with implementing a new third-party solution during peak season. 
  • Informed Option Development: Three realistic scenarios for the approach to property management were developed to support informed decision-making: an In-House model, where all aspects of property management (physical and IT) would come in-house with the support of a new IT vendor; a Hybrid approach, where physical property management would happen in-house with the current IT vendor; and a Status Quo option. 

Outcomes & Impacts

The client opted for the Hybrid approach, allowing for a quicker transition and leveraging existing IT infrastructure. Throughout this phase, we supported the client in:  

  • Building a New Team: Creating new positions and conducting a market analysis to determine competitive compensation for the in-house property management team. 
  • Onboarding and Upskilling: Integrating existing property management staff into the client's organization and providing necessary training. 
  • Streamlining Operations: Moving the property management program to the cloud for improved accessibility and revising the contract to software management and maintenance by the vendor.
